Additional Inspection Services

Repair Inspection - $250.00 and up

Visual examination of repairs or other corrective actions performed as a result of recommendations from a complete Home Inspection. A list of requested repairs should be provided in advance of the appointed time so we may use it as a checklist while at the site.

One Year Warranty Inspection - $250.00 & up

Builders typically provide a 1 year warranty on their homes. Our Builder's Warranty Inspection allows you to identify defects and have the builder correct them before the warranty expires. This service is a complete inspection supported by a report that differs slightly from the one provided with a typical pre- sale inspection. Please select this service when scheduling your appointment for a Builder's Warranty Inspection. Same rate as standard Home Inspection, but takes less time.

Foundation Inspection - $250.00 & up

A visual examination of a new home under construction that occurs before concrete is poured for the foundation. This is the last chance to see reinforcing steel and rough ins before they are concealed by concrete. Our inspectors will visit the site, take photos and notes, discuss findings with interested persons in attendance, and deliver a written report electronically within 24 hours of the inspection.

Pre Drywall Inspection - $250.00 & up

A visual examination of a new home under construction that occurs when framing and rough-ins are complete, but insulation and drywall have not been installed. This is the last chance to see the bulk of the home's framing before it is concealed. LHI inspectors will visit the site, take photos and notes, discuss findings with interested persons in attendance, and deliver a written report electronically within 24 hours of the inspection.

Final Inspection - $350.00 & up

The completed Home is inspected from top to bottom, including checking defects that were noted in the Pre-Drywall Inspection that are still visible and accessible for inspection.

Bank Draw Inspections - $175.00 & up

After a new project is initiated, Bank draw inspections are necessary before funds are released to the contractor. LHI will review work performed to date to verify that it is adequate and accurately billed. We will then provide paperwork necessary for the bank to release funds. *Fees listed by the scheduler during the booking process are for inspections in the Charleston / East Cooper / North Charleston / West Ashley /Folly Beach areas. LHI reserves the right to adjust fee for travel outside of these areas.

4 Point Insurance Inspection WITHOUT complete home inspection – $150.00 & up

Insurance companies are beginning to require inspections of the roof, plumbing, electrical, heating and cooling systems before they will issue a policy. We will visit the site, take notes and discuss our findings with persons in attendance. Payment for the inspection fee is required before the report is delivered to the homeowner electronically. LHI Inspectors are available to answer any agent or homeowner questions that arise after the report is issued. Fees listed by the scheduler during the booking process are for inspections in the Charleston / East Cooper / North Charleston / West Ashley /Folly Beach areas. LHI reserves the right to adjust fee for travel outside of these areas. NOTE: Fees quoted in advance assume a crawl space entry will not be necessary. A $50 surcharge will be automatically added to the fee if a crawl space entry is required to examine an air handler, furnace or any other major system component that must be reported on to provide insurance coverage. Piping, wiring and ductwork adequacy will normally be determined without a crawl space entry.

4 Point Insurance Inspection WITH complete home inspection - $60.00

Insurance companies are beginning to require inspections of the roof, plumbing, electrical, heating and cooling systems before they will issue a Policy (see comments above). When requested in advance, while we are at the site for a complete inspection, we will take notes and discuss our findings with persons in attendance. A separate 4 Point Insurance Inspection report will be delivered with the home inspection report electronically. LHI inspectors are available to answer any insurance agent or buyer questions that arise after the report is issued.

Detached Structures – price varies

Inspection of detached garages is included in the complete inspection, at the same hourly rate as the Home Inspection. Other structures can be included, upon request. Time and therefore the fee will vary depending on the size and type of structure(s) we will evaluate.

Pool Inspection - $325.00*

Visual inspection of pool and associated components performed by a sub contractor. * $425.00 without full home inspection.

Elevator Inspection – $250.00*

Visual inspection of the elevator car, shaft, lift components, and electrical components by a sub contractor. (up to two stories) with full home inspection; * $350.00 without home inspection

Irrigation Inspection - $195.00*

Visual inspection of the operation of the control box, all of the irrigation zones, all of the valves, and sprinkler heads by a sub contractor. (up to three zones) with full home inspection; * $295.00 without full home inspection.

Mold Inspection – $420.00*

High concentrations of any mold in a living or work environment can pose potential health problems. Common molds can cause some people to experience allergy symptoms such as a running nose or cough and may pose a higher risk for people with asthma or other allergy related conditions. Other molds may cause more severe problems such as lung irritations and fungal infections. A few highly toxic species of mold can cause severe nerve and skin reactions, and even death. If mold is present, it is important to identify and quantify the type of mold in the samples. Note: See the Pre-inspection Agreement for pricing specifics. *Includes up to three samples with full home inspection; $520.00 without full home inspection

Radon Screening - $250.00*

Radon is an invisible gas that is thought to be a carcinogen. It is highly prevalent in some parts of the country, but not in the Charleston Area. We do not encourage Radon testing, but will perform the screening if you need the peace of mind. Two collection canisters are placed at the time of the Home Inspection, and then retrieved after 48 hours to be sent to our Lab for analysis. *$325.00 without full home inspection.

Lead Screening - $295.00*

Collect 3 paint, soil or dust samples from suspicious locations and deliver to the lab for interpretation. Deliver results to customer electronically. *$395.00 without full home inspection

Asbestos Screening - $295.00*

Collect 3 samples from suspicious locations and deliver to the lab for interpretation. Forward lab test results to the customer electronically. *$395.00 without full home inspection

Potable Water - $350.00*

Having this test is useful if drinking water is supplied by a well. Procedure: A sample is taken of the well water and it is analyzed by an environmental lab to determine if pollutants are present and whether or not the water is safe to drink. *$450.00 without full home inspection

Septic Tank Inspection - $550.00*

Inspection of septic tank and drain field provided by a sub contractor. The scopes include removal of tank access cover, tank pump down, visual inspection of tank interior and drain connections. *$650.00 without full home inspection .

Landscape Lighting - $250.00*

Inspection of lighting components; bulbs, wiring, timers, positioning. Inspection provided by a subcontractor. $250.00 fee is for up to four zones with full home inspection; $350.00 without full home inspection.

Exterior Home Check Up - $195.00 & up

An Exterior Home Check Up Inspection is a reduced scope home inspection limited to the Exterior, Roof, and Grounds of a home. It is intended to assist home owners in identifying maintenance and repair tasks before small problems turn into big ones. The Crawl Space and Attic can be included for an additional fee. A LHI inspector will visit the home, take notes and photos, discuss findings with the owner or their representative, and deliver an electronic report within 24 hours of the inspection.

Escrow Billing - $50.00

Administrative charge for service billed to closing. Please provide contact information for closing attorney and anticipated date of closing. Mastercard or Visa information is required to secure payment in the event that closing does not occur. The credit card will be billed automatically if closing has not occurred or payment has not been received within 60 days of inspection unless you notify our office in advance.
